Cancellation Policy

This Cancellation Policy forms part of the Terms and Conditions governing reservations made directly with Aspire Home Estate Ltd (“Aspire Home Estate”, “we”, “us”, or “our”) through our website https://www.aspirehomeestate.co.uk/, by telephone, or via authorised third-party booking platforms. By confirming a reservation, the guest (“you” or “the Guest”) agrees to the terms set out below.
1. Standard Cancellation Terms
Our standard cancellation policy operates under a Relaxed structure, designed to balance flexibility for our guests with fairness to our property operations.
- 100% Refund: Cancellations made more than 14 days prior to the scheduled check-in date will receive a full refund of all amounts paid.
- 50% Refund: Cancellations made between 7 and 14 days prior to check-in will receive a 50% refund of the total booking cost.
- No Refund: Cancellations made less than 7 days prior to check-in, or failure to arrive (no-show), will result in forfeiture of the full booking amount.
Refunds will be processed using the same payment method originally used for the booking. Any non-refundable transaction or processing fees imposed by payment providers or booking platforms are not eligible for refund.
2. Platform Bookings
For reservations made via third-party platforms such as Airbnb or VRBO, the applicable cancellation and refund terms of those platforms shall prevail. Aspire Home Estate accepts no responsibility for fees, penalties, or differing refund rules imposed by external booking providers.
3. Long-Stay and Extended Bookings
For bookings of 28 nights or more, a deposit may be required to secure the reservation. Cancellations or amendments to long-stay bookings must be made at least 21 days prior to check-in to qualify for a refund. Cancellations made within 21 days of check-in will result in forfeiture of the deposit amount and may incur additional charges equivalent to up to two weeks’ accommodation.
4. Early Departures and Amendments
Once a guest has checked in, unused nights are non-refundable. Requests to amend or shorten a booking after check-in will be treated as a partial cancellation and will not qualify for reimbursement. Aspire Home Estate may, at its sole discretion, offer a credit toward a future stay in cases of unforeseen circumstances.
5. Force Majeure
Aspire Home Estate shall not be held liable for any failure or delay in fulfilling its obligations under this policy due to circumstances beyond its reasonable control, including but not limited to acts of God, natural disasters, government restrictions, strikes, or public health emergencies. In such cases, Aspire Home Estate will make reasonable efforts to accommodate date changes or offer a partial credit for future use.
6. Refund Processing
Approved refunds will be processed within 10 business days from the date of cancellation confirmation. Refunds may take additional time to appear on your statement depending on your payment provider.
7. Communication of Cancellations
All cancellation requests must be submitted in writing via email to victor@aspirehomeestate.co.uk or through the original booking platform. Cancellations are not considered effective until a written acknowledgment has been issued by Aspire Home Estate.
8. Governing Law
These Terms and Conditions, including this Cancellation Policy, shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
